The inspector who still builds.
35+ years in construction and building science. Five companies founded. Years inside First Nations band administration. And still on job sites across the Lower Mainland and the Interior of BC — which is exactly why the reports hold up.
Inspections backed by a working career.
Plenty of inspectors learn the code from a binder. Eddy Davis learned it on framed walls, under crawlspaces, and across infrastructure projects in communities you can only reach by gravel road. He has spent 35+ years in construction, building science, municipal management, and First Nations public works across British Columbia — and he is still doing the work today.
He has worn most of the hats on a project. Estimator. Project manager. Director of Public Works. Chief Administrative Officer for First Nations bands. CEO of his own companies. Building inspector. Often several of those at once, on the same job, in the same week.
Building science, not box-ticking
An inspection is only as good as the person reading the building. Eddy is a building scientist — he understands how moisture moves, where assemblies fail, how a roof, wall, or foundation actually performs over its service life, and what the BC Building Code is trying to prevent. A checklist tells you what to look at. Building science tells you what it means.
He is a BOABC Certified Building Inspector (Level 1, inspector #3299) — certified through the Building Officials' Association of British Columbia — and an IICRC certified mold inspector. He inspects residential and light commercial buildings across the province. The credential matters. The 35 years behind it matter more.
First Nations housing and infrastructure
Eddy has served as Director of Public Works and as Executive Director / CAO for First Nations bands across BC. He has managed CMHC-funded housing programs, community water and sewer systems, flood control upgrades, and capital projects in remote locations. He knows the funding side from the inside — what a credible condition report needs to say, what reviewers look for, and how to document a portfolio so the work actually gets approved.
Municipal and management background
He has managed planning and building departments for BC municipalities, served as interim Director, and worked alongside elected officials on housing, capital planning, and infrastructure. That regulatory grounding shows up in every report — clear, defensible, and written for the people who have to act on it.
Still building today
Eddy holds a Bachelor of Business and Entrepreneurship (B.B.E.) from Mount Royal University, and over his career he founded five companies across construction and consulting. He continues to take on contract project management work across the Lower Mainland and the Interior of BC. That is deliberate. He inspects against the market as it is now — today's assemblies, today's products, today's costs — not what was standard a decade ago.
When the problem is the business rather than the building, Eddy works on that side too — business coaching for contractors and trades through Tumbleweed Consulting.
